Privacy Policy

This policy explains what data PropTitan (operated by JIVE, based in Florida, USA — “we”, “us”, “our”) collects when you use proptitan.com and the PropTitan application at app.proptitan.com, why we collect it, who we share it with, and the choices and rights you have. JIVE is the controller of the personal data described here.

1. What we collect

Account information. When you sign up, our authentication provider (Clerk) processes your name, email address, and sign-in credentials on our behalf.

Billing information. Payments are processed by Stripe. We never see or store your full card number; Stripe shares with us your plan, payment status, and billing history.

Usage data. We use PostHog analytics to understand how the site and product are used — pages viewed, features used, and general device/browser information — and Sentry to capture application errors so we can fix them.

Attribution data. On your first visit we set a first-party cookie named ct_attr (90-day lifetime) recording the campaign parameters, landing page, and referrer that brought you here, so we can measure which marketing works. It is set and read only by us on the proptitan.com domain.

Messages you send us. If you contact us or submit a form, we keep your message and contact details so we can respond.

Property and owner data you look up. When you run a search, the product retrieves publicly available and licensed property records, sales history, and owner contact information from data providers, and stores your search history and saved work as part of your workspace. See Section 6 for how we treat property-owner data specifically.

2. How we use data, and our legal bases

• To provide, secure, and improve the product you pay for (performance of our contract with you, and our legitimate interest in a working, secure Service).
• To process subscriptions, trials, and invoices through Stripe (performance of contract).
• To respond to support requests (legitimate interest / contract).
• To understand which features and marketing channels work (legitimate interest; consent where required for analytics cookies).
• To send transactional email such as receipts and account notices (contract), and — only if you opt in — marketing email, which always includes an unsubscribe link (consent).
• To comply with law and enforce our terms (legal obligation / legitimate interest).

3. What we do NOT do

• We do not sell your personal data.
• We do not share your personal data for cross-context behavioral advertising.
• We do not set third-party ad-network cookies on our pages.

4. Who we share data with

We share data only with service providers that run the product, under contract, for the purposes above: Clerk (authentication), Stripe (billing), Supabase (database and file hosting), PostHog (analytics), Sentry (error tracking), Resend (email delivery), Telnyx (SMS delivery), Anthropic (AI analysis of the property data you request), and our property and skip-tracing data providers. We may also disclose data where the law requires it, or to protect our rights, users, or the public. If we are ever involved in a merger or acquisition, data may transfer as part of that transaction, subject to this policy.

Ad-conversion measurement. When we run advertising campaigns, we report conversion events (a trial starting, a subscription beginning) to the ad platform that referred you — currently Meta and/or TikTok — so we can measure whether the ads work. These reports are sent server-to-server, identify you only by a hashed (one-way encoded) email address plus the ad-click id the platform itself attached to your visit, and never include your name, phone number, property searches, or anything you do inside the product. This is conversion measurement for our own campaigns, not sharing data for the platforms' independent advertising use, and it happens only if you arrived from one of those ads and then signed up.

5. Cookies and tracking signals

• Analytics cookies (PostHog) — usage measurement across proptitan.com and app.proptitan.com.
• ct_attr attribution cookie — first-party, 90 days, records the first campaign/referrer that brought you to the site.
• Session cookies — set by Clerk to keep you signed in to the app.

You can block or delete cookies in your browser; the site works without the analytics and attribution cookies. We honor Global Privacy Control (GPC) signals where required as a valid opt-out of sale/sharing; because we do not sell or share personal data for advertising, there is nothing to opt out of, but the signal is respected.

6. Property-owner data

PropTitan is a tool that helps investors find and evaluate properties, which means it surfaces information about property owners — names, mailing addresses, and, through skip tracing, phone numbers and email addresses — drawn from public records and licensed data providers. When you look up and contact owners, you decide how that information is used, and you are responsible for using it lawfully (see our Terms of Service, Section 8). If you are a property owner and want to know about or limit data associated with you, contact us at support@proptitan.com and we will act on verified requests to the extent we are able and the law requires.

7. Data retention

We keep account and workspace data while your account is active and for a reasonable period afterward so you can reactivate. When you ask us to delete your data, we delete personal data associated with your account except records we must retain by law (for example, billing and tax records, typically kept for the period tax law requires). Analytics data is retained per PostHog's configured retention. Backups roll off on their normal cycle.

8. Your privacy rights

You can ask us to access, correct, delete, or provide a portable copy of the personal data we hold about you, and to restrict or object to certain processing. To exercise any of these, email support@proptitan.com from your account email; we may need to verify your identity, and we will not discriminate against you for exercising a right.

California (CCPA/CPRA). California residents have the right to know what personal information we collect and how we use it, to request deletion or correction, and to opt out of sale or sharing. We do not sell or share personal information for cross-context behavioral advertising, so there is nothing to opt out of, but you may still exercise your other rights above. We do not use or disclose sensitive personal information for purposes that require an opt-out.

EU/UK (GDPR). If you are in the EEA or UK, you have the rights described above and the right to lodge a complaint with your local supervisory authority. Our legal bases are set out in Section 2.

9. International data transfers

We and our providers are based in the United States, so if you access the Service from outside the U.S., your data is transferred to and processed in the U.S. Where required, we rely on appropriate safeguards (such as Standard Contractual Clauses) for those transfers.

10. Security

Data is encrypted in transit (TLS) and at rest by our hosting providers, and access to production data is limited to the people who need it to run the Service. No system is perfectly secure, but we work to protect your data and to fix issues promptly.

11. Data breach

If a breach affects your personal data in a way that the law requires us to report, we will notify affected users and the relevant authorities within the timeframes the law requires.

12. Children

PropTitan is a business tool for adults. We do not knowingly collect data from anyone under 18, and we do not direct the Service to children.

13. Changes to this policy

If we make material changes we will update this page and the date above, and for significant changes we will notify account holders by email.
