Do I need MLS access to pull comps?
No. PropTitan pulls recent sold comparables around any US address directly — no real estate license, no MLS membership, no agent favors.
What if the property record has the wrong square footage?
Fix it once. Correct the beds, baths, or square footage on the property and PropTitan re-pulls comps with the corrected specs — similarity filtering, ARV, and the AI analysis all use your correction, not the bad record.
Can I pick which comps count?
Yes. Include or exclude any comp and the ARV recalculates live. When a buyer pushes back on your number, you can show exactly which sales it stands on.
How do renovated comps get handled?
PropTitan detects renovation signals — listing descriptions and flip patterns in the price history — and flags renovated properties on both the subject and the comps. A freshly flipped sale next door tells you about ARV, not about what the house is worth as-is; the flags keep the two from blurring.
What is the difference between as-is value and ARV?
As-is value is what the property is worth today, in its current condition. ARV (after-repair value) is what it sells for once renovated. PropTitan computes both, because a wholesale offer is built on the spread between them.
